Osprey Exterior grew out of high-volume multi-family envelope work in the Pacific Northwest—Boardwalk Condominiums in Everett, Island Habitat on Mercer Island, and RainWise-vetted municipal compliance. That same discipline now extends to panelized and volumetric plants that need Stage 5 exterior work without sacrificing throughput.

We are not a marketing shell around a subcontractor network. Osprey Exterior LLC is SAM-registered, Washington-licensed, and led by a principal who has managed partner-program production, owner-direct prime scopes, and the site logistics modular builders depend on. A $3.85M cooperative agreement is not the same as a single $646K trade-contractor ledger. PEAD is structured as a prime + subaward + equipment program—with independent university evaluation—not one-person field billing scaled up.

Scale in plain terms: Osprey’s documented field past performance (~$646K installed contract value, 100+ production completions) proves envelope execution. The proposed HUD budget deploys that discipline through factory (~$620K), university (~$520K), robotics/vision capital (~$680K), and budgeted prime PMO roles below—not by asking one principal to personally install $3.85M of siding.
